Prague 6 receives building permit for rental housing and kindergarten in Ruzyně

The Prague 6 municipal district has obtained a building permit for a new residential complex with rental flats and a kindergarten in the Ruzyně area, the district town hall has announced. The project involves forty-one apartments: twenty studios ranging from 26 to 34 square metres, and twenty-one one-bedroom flats measuring between 41 and 59 square metres.

According to the mayor of the district, these will be so-called "starter flats" for local residents. "We expect this to attract people who grew up in Prague 6 with their parents and now want to live independently, as well as young families with children," he explained.

Some of the ground-floor flats will meet special accessibility standards for people with disabilities. The buildings within the complex will not be identical — their size and shape will be adapted to the uneven terrain and surrounding development. All the buildings, however, will be three storeys tall with no basements, which the mayor said would simplify construction.

Each building's ground floor will feature a shared multipurpose space for storing bicycles and prams, charging e-bikes, and lockable storage units for residents. Every flat will have either a balcony or a terrace, and ground-floor units will come with their own small front gardens, separated by greenery and tall planters. The rest of the courtyard and the area in front of the buildings will remain shared, with no divisions between the individual houses.

"This will bring exactly what the district needs: rental apartment buildings with an adjoining garden, along with a new kindergarten complex on its own grounds," the Prague 6 mayor noted.

He specifically thanked Deputy Mayor Jiří Lálek, who oversees major investment projects in the district, for his contribution to bringing the plan to life: "Thanks to his work and efforts, the project has moved one step further forward."

Earlier, district authorities had considered building a single large structure on the site, but ultimately opted for a more compact layout that blends better with the surrounding landscape. The design of the buildings was discussed with local residents, and the project itself went through an architectural competition.

The final construction cost will be determined once a contractor is selected through tender. Three years ago, when the district first unveiled its plans, the preliminary cost estimate stood at 150 million crowns. The district hopes to partly finance the project using funds from the capital city, European grants, and the Czech State Environmental Fund, given the project's environmental focus.

"Above all, this is an investment by the Prague 6 district in its own property — property that will be rented out, not sold," the mayor emphasised.
