By mid-2026, a record 23,300 flats were under construction in Prague. According to the consultancy iO Partners, the number rose by 43 percent over the year and by more than 12,000 compared with the first half of 2024. At the same time, buyers are increasingly opting for smaller flats.
“Construction activity in the capital is clearly accelerating,” said Blanka Vacková, head of market research at iO Partners. In the first six months of the year alone, construction began on another 6,520 flats — the highest half-year volume since market monitoring began in 2010. Most building is taking place in Prague 9, which accounts for 23 percent of all flats under construction in the city.
The structure of sales is changing too. Over three years, the average flat sold has shrunk by more than five square metres: from 61.9 m² in the first half of 2023 to 56.3 m² today, a drop of about nine percent. The most popular layout is 2+kk, accounting for around 41 percent of all sales. According to Vacková, the popularity of small flats is due in part to their lower overall price and their suitability for renting out to investors. In total, 3,990 flats were sold in Prague in the first half of the year.
